We are a focused, family-run builder. We don't manage 500-unit programmes — we specialise in developments typically up to 50 homes, where our personal involvement, local knowledge, and hands-on approach make a real difference to quality and delivery.

Backed by Coralinn LLP, we have the financial foundation to self-fund land acquisition, carry development risk where required, and work to fixed-price contracts — giving our Housing Association partners the certainty and peace of mind they need.

From site to handover — we manage the journey

Site Finding & Land Acquisition

We proactively identify and acquire land opportunities that align with your geographic priorities — including challenging brownfield sites that others walk away from. Our local planning knowledge means we can often unlock sites where others can't.

Design & Planning

We appoint and coordinate the full design team — architects, structural engineers, and planners — with full input from our partners throughout. We manage the planning process end-to-end, drawing on our experience navigating local authority frameworks across central Scotland.

Construction

Our directly employed team of time-served tradespeople delivers every project to ISO 9001-certified quality standards, on time and on budget. All homes are Premier Guarantee and Gas Safe certified prior to handover. Health and safety is non-negotiable on every site.

Handover & Aftercare

We take pride in a personal handover experience. Our team is available to walk through every aspect of a new home with incoming tenants, and our aftercare support continues well after occupation — because relationships matter more than contracts.
